Maintain and be responsible for the operation, maintenance and programming of UNC Charlotte's Facilities Management (FM) Building Automation System (BAS). 2. Ability to work in hot/cold environments, to navigate in and around mechanical rooms and large commercial equipment while performing preventative maintenance, service and troubleshooting. 3. Work from ladders in various office, lab, and mechanical room environments in a safe and professional manner. 4. Verify that all control-point wiring has been correctly installed and terminated, sensors have been calibrated, and field devices operate correctly. 5. Use the appropriate test devices to troubleshoot and repair pneumatic, electrical and electronic control systems. 6. Check accuracy and calibrate all system components, and install and calibrate new or replacement devices and reprograms per manufacturer's specifications. Actions to resolve such issues may require reprogramming the BAS to achieve maximum energy saving, installing, updating and changing night setback schedules and the operation of HVAC systems, or monitoring a variety of points of the variable speed drives (e.g. amps, airflow, and motor speeds). 7. Develop and program system configuration parameters of several of the following: A. Schneider Electric BACnet and Lon MicroNet and unitary controllers via WorkPlace Tech configuration software. B. Honeywell Spyder, Silk, and Stryker controllers via WEBs configuration software. C. Johnson Controls N2, BACnet/IP, TCP/IP, LonTalk, SQL Server, Modbus, LAN and WAN communication protocols via HVACPro software. D. Allerton VLC series and VAV series controllers via Allerton Envision BACTalk software. E. Trane BCU series and vav Comm 4 series controllers via Trane Tracer Summit software. F. Assist the BAS Manager in the management of contracted vendors, including the installation of all BAS equipment. Coordinate communication protocols, encryption, and database requirements for integration of their systems into the BAS. 8. Create and/or verify all HVAC systems point databases and all programming for all the systems for new building or retrofit systems. 9. Complete the programming, loading, device verification, and commissioning of all system controllers for programming required for energy efficient retrofits on the UNC Charlotte campus. 10. Provide accurate project as-built and commissioning documentation. 11. Utilize advanced working knowledge and understanding of control sequences of operations, mechanical/electrical engineering fundamentals, air and water system designs, chilled water plant, steam and heating hot water system operation, fan and pump curves, airflow hoods, ultrasonic flow meters and variable frequency motor drives needed for the day-to-day analysis and verification of correct and efficient building BAS operations. 12. Provide clear communication for successful performance of the UNC Charlotte BAS using effective oral, written and interpersonal skills, and address contentious technical issues in an expedient and professional manner. Minimum Experience / Education: Required Minimum Qualifications: Bachelor's degree in the engineering discipline related to the area of assignment; or equivalent combination of training and experience Some positions may require licensure by the North Carolina Board of Examiners for Engineers and Surveyors. All degrees must be received from appropriately accredited institutions. University Preferred Qualifications: Bachelor’s degree in the engineering discipline related to the area of assignment and four years engineering experience; or equivalent combination of training and experience. Some positions may require licensure by the North Carolina Board of Examiners for Engineers and Surveyors. Preferred Education Skills and Experience: 1. Five years’ BAS technician experience working at a controls contractor, manufacturer and/or service provider. 2. Experience with Tridium. 3. Technical experience with LonWorks, BACnet and Modbus. 4. Direct knowledge and work experience with one or more major DDC brands. 5. Basic computer networking proficiency, especially with LANs, Hubs, Routers, etc. 6. Ability to make recommendations to ensure proper long-term function, operation and performance of equipment. 7. Strong communication, presentation, training, and technical writing skills. 8. Extensive working knowledge of HVAC, control systems, building automation, electrical systems, energy management, fire alarm & smoke removal systems, engineering, installation, and construction procedures. 9. Experience with pneumatic controls. |
